Here’s my advice on how to deal with a problem tenant when selling.

Right now, I’m selling a three-unit property, and two of those units have great, cooperative tenants. The third, however, has an uncooperative tenant. She’s made it difficult to show the property and do the inspection. That brings me to today’s question: How do you deal with problem tenants if you’re trying to get your property sold?

Whether you’re doing a group showing, inspection, or appraisal, one of the things I try to do is get the tenant out of the building for however long is necessary. I’ll also offer them some sort of gift card or another incentive to convince them to cooperate.
